The Hiring Advisors is partnering with a Full-Service Real Estate Firm to hire a Senior Project Manager with HCAI experience. The Senior PM will oversee healthcare construction projects in Southern California, ensuring compliance and operational continuity.

Responsibilities:

• Site Feasibility/Layout – Review jurisdictional zoning, general plans, specific plans, and design guidelines. Develop site plans that fall within guidelines and that balance functionality with maximum site coverage
• Land Usage – Identify issues/risks and propose mitigations and solutions
• Determine feasibility of desired development by assessing the following: governing agency requirements; required municipal approvals; geotechnical investigations; natural and cultural resource impacts; required offsite improvements; mass grading and significant site issue evaluations; drainage plans; planning and zoning classification; survey, title
• Work with the project management team to develop anticipated project schedules – from entitlement to construction completion, including a detailed permitting process
• Manage the application and compliance/state regulatory process including HCAI, CDPH, DSA, Fire Marshal, and local AHJs
• Manage architects and civil engineers and lead OAC meetings
• Work with project managers to address design concerns
• Interface with the city council, planning commissioners, or other jurisdictional influencers to ensure project support
• Prepare and present planning commission/city council presentations
• Maintain project entitlement schedules
• Support the Design Process – Work with our development project management group to ensure any relevant entitlement commitments are incorporated into the building design

Qualifications:

• Undergraduate degree in construction, engineering, or a related field of study
• PMP, CCM, CHC, or similar certification strongly preferred but not required
• 7+ years’ experience in Construction Development with a focus on Southern California’s healthcare systems
• 5+ years of experience managing new hospital construction, seismic retrofit programs, and major renovations in occupied facilities
• Proficient in Procore, Bluebeam, MS Project, and Smartsheet
• Proven track record of partnering with architects, entitlement managers, planning managers, real estate development managers, land use project managers, and/or permitting specialists
• Deep knowledge of California’s building codes, HCAI regulatory pathways, and capital program management best practices
